Purpose of the Role

BGIS is seeking expressions of interest from experienced Senior Property Managers who are interested in joining our growing Property team in Melbourne.

As we prepare for exciting opportunities within one of our long-standing government portfolios, we are building a talent pool of experienced property professionals who are passionate about delivering outstanding service across a diverse portfolio of predominantly residential properties, with some commercial assets.

Reporting to the Account Manager, you will work closely with Property Managers, Maintenance teams and key stakeholders to support lease management, tenancy matters, property compliance and portfolio performance while contributing to a collaborative, customer-focused team environment.

Key Responsibilities

  • Manage a diverse portfolio of residential and commercial properties, ensuring leases, licences and tenancy matters are administered accurately and efficiently.
  • Support and coach Property Managers while encouraging knowledge sharing and consistent portfolio performance.
  • Prepare and manage lease documentation including renewals, variations, surrenders and rent reviews.
  • Build positive relationships with tenants, client representatives and internal teams to provide responsive, high-quality service.
  • Conduct property inspections and work collaboratively with Maintenance teams to coordinate property obligations and recommended works.
  • Maintain accurate property records and lease registers while ensuring legislative compliance and data integrity.
  • Provide guidance on tenancy matters, property legislation and complex leasing enquiries.
  • Represent the client in tenancy matters, including attendance at VCAT and other relevant forums where required.

Education, Experience & Skills

Essential

  • Demonstrated experience managing property portfolios within residential, commercial or corporate real estate environments.
  • Strong understanding of Victorian property legislation, including the Residential Tenancies Act, Retail Leases Act and Property Law Act.
  • Experience managing complex lease negotiations and providing sound advice on property-related matters.
  • Victorian Agent's Representative Registration or Estate Agent's Licence.
  • Current Victorian Driver's Licence.
  • Excellent communication, relationship-building and stakeholder engagement skills.
  • Strong organisational skills with the ability to manage multiple priorities while maintaining exceptional attention to detail.
  • A collaborative approach, with a genuine interest in supporting colleagues and contributing to a positive team culture.

Desirable

  • Experience supporting or mentoring Property Managers.
  • Knowledge of property management systems and reporting tools.
  • Experience interpreting property data and portfolio performance.
  • Tertiary qualifications in Property, Commerce, Business or a related discipline.

Workplace Flexibility

This permanent position is based in Melbourne CBD, close to public transport, with a hybrid arrangement of three days in the office or on site and two days working from home.

A pool vehicle is available for property inspections when required.

The successful candidate will be required to complete a National Police Check and obtain a Working with Children Check.
