The Role

As the Senior Property Manager, you'll oversee a prestigious portfolio of five inner-city commercial assets for Growthpoint, one of our key national clients. This includes the iconic SW1 Precinct comprising four assets, along with 15 Green Square Close in Fortitude Valley. Your primary focus will be optimizing property performance—maximizing rental income, controlling expenditure, and expertly navigating complex lease negotiations.

Working closely with the owner and portfolio team, you'll develop detailed asset plans, prepare budgets and financial reports, and identify strategic opportunities to add value. You'll implement the client's risk management strategy, serve as the primary point of contact for landlords and tenants, and ensure all lease obligations are met while maintaining our commitment to excellence.

Key Responsibilities

  • Serve as the first point of contact for all landlord and tenant communications, building and maintaining strong relationships that drive tenant retention
  • Work collaboratively with the facilities manager at each asset to proactively manage property and facility-related issues, ensuring assets are maintained to the highest standard
  • Conduct regular property inspections with and without the facilities manager, monitoring service delivery by key contractors and ensuring presentability across the portfolio
  • Prepare monthly commentary, management and operational reports for the client, presenting financial information with clarity and strategic insight
  • Manage all critical lease dates including rent reviews, option dates, bank guarantees, and insurance renewals, ensuring nothing falls through the cracks
  • Develop and implement high-quality lease renewal strategies, actively liaising with tenants to identify and capitalize on renewal opportunities
  • Oversee the preparation of annual budgets in collaboration with the Property Trust Accountant and present these budgets to clients with confidence
  • Monitor rental payments, chase arrears proactively, and provide recommendations to the client on practical solutions for any payment challenges
  • Ensure the landlord meets all obligations for risk and compliance matters, advising ownership promptly of any major risks, workplace health and safety issues, or other serious matters

Requirements

  • Current Queensland Agents Representatives Licence
  • Minimum 3 years' experience in a Senior Property Manager role managing commercial assets
  • Proven ability to prepare detailed financial reports on an accrual basis and manage property budgets effectively
  • Strong proficiency in Microsoft Excel, Word, and PowerPoint for reporting and presentation purposes
  • Excellent written and verbal communication skills with the ability to build strong relationships quickly
  • Demonstrated ability to make tough decisions, resolve complex problems, and identify improvement opportunities
  • Valid driver's licence and reliable vehicle for property inspections and client meetings
  • Strong attention to detail and exceptional organizational skills to manage multiple priorities in a fast-paced environment
  • Experience managing portfolios for institutional clients or property trusts (preferred)
