Your Opportunity
In this 12 month fixed term contract, As Leasing Executive, you'll play an important role in driving leasing performance and achieving occupancy targets across our Build to Rent portfolio. You'll guide prospective renters from their first enquiry through to lease handover, creating a seamless and engaging customer experience at every step.
This is an opportunity to join our Build to Rent team and help more renters discover the benefits of living with LIV - Mirvac's BTR brand.
What You'll Do
- Deliver and exceed the leasing and occupancy targets set out in each asset's Leasing Plan.
- Respond to enquiries promptly, maintain consistent follow-up and actively manage the leasing pipeline from lead to conversion.
- Coordinate and host property inspections, bringing the LIV value proposition to life and delivering on the LIV Customer Service Charter.
- Maintain current knowledge of apartment availability, pricing, lease terms and incentives.
- Lead new lease negotiations and renewals, ensuring accurate information is captured in relevant systems before handover to the leasing administration team.
- Partner with onsite property teams to maintain high standards of presentation, performance and safety, and stay across unit availability, break leases and potential terminations.
- Contribute to leasing campaigns and marketing materials, ensuring information is accurate and consistent across all channels.
- Build relationships with local businesses, sporting organisations and corporate housing partners to identify new leasing opportunities.
- Prepare and contribute to reporting on occupancy, lead activity and market conditions.
- Monitor market insights and renter trends to identify opportunities and inform leasing activity.
- Collaborate across the portfolio to strengthen data integrity, share learnings and improve systems, processes and customer outcomes.
- Contribute to project working groups and other business priorities as required.
- Work across multiple assets, including evenings, weekends and public holidays when required.
- Follow Mirvac's policies, procedures, reporting and compliance requirements, and champion a high-performing, inclusive and collaborative culture.
Your Point of Difference
- At least three years' experience in real estate, property leasing or a target-driven sales environment.
- A current Real Estate Agent or Assistant Agent licence.
- A strong record of generating leads, converting opportunities and achieving targets.
- A customer-first approach and confidence building trusted relationships with a broad range of stakeholders.
- Strong communication, presentation, influencing and negotiation skills.
- Sound commercial judgement, analytical capability and report-writing skills.
- Excellent organisation and attention to detail, with the ability to manage competing priorities and meet deadlines.
- A proactive, adaptable mindset and the confidence to solve problems and improve ways of working.
- Strong digital capability; experience with Salesforce, Yardi or StarRez will be highly regarded.
- Knowledge of relevant property and leasing legislation.
- Relevant tertiary qualifications are desirable but not essential.
