About City FM Australia

City FM Australia provides world-leading facilities management and engineering solutions that ensure safe, successful, and sustainable outcomes for our partners, on time and on budget.

Operating across some of Australia's most complex and high-demand environments, we combine operational excellence with strong commercial outcomes—underpinned by a people-first, safety-led culture. We are committed to supporting our team and ensuring safe & reliable services to our partner – Coles.

The Opportunity

We are seeking an experienced and commercially astute Facilities Manager to lead operations at Eastern Creek New South Wales Distribution Centre within a fast-paced, high-volume environment.

This is a critical leadership role, responsible for the end-to-end performance of the facility—spanning maintenance delivery, contractor management, asset optimisation, safety, and financial performance. Acting as the primary on-site representative for City, you will play a key role in driving operational outcomes, building strong stakeholder relationships, and ensuring the site consistently performs at a high level.

You will partner closely with Distribution Centre leadership and internal teams to align facilities management with operational priorities—balancing planned programs with reactive demands while identifying opportunities to improve efficiency, reduce cost, and enhance asset performance.

Key Responsibilities

  • Operational Leadership – Lead all facilities management activities on site, ensuring high performance, reliability, and service delivery
  • Contractor & Workforce Management – Oversee contractors and technical teams, ensuring alignment to standards, performance, and safety expectations
  • Asset & Maintenance Strategy – Drive preventative maintenance programs and optimise asset lifecycle performance
  • Stakeholder Management – Build and maintain strong relationships with site leadership, internal teams, and external partners
  • Financial & Commercial Oversight – Manage budgets, control costs, and identify opportunities for efficiency and value creation
  • Health, Safety & Compliance – Ensure full compliance with HSE legislation, City policies, and site requirements
  • Continuous Improvement – Identify, lead, and deliver initiatives that improve operational efficiency and site performance
  • Performance & Reporting – Monitor KPIs, manage workflows, and ensure visibility of performance across key stakeholders

Experience & Expertise

Essential

  • Minimum 5 years' experience in a Facilities Manager or similar leadership role within a large-scale industrial or commercial environment
  • Proven experience managing complex sites with multiple stakeholders, contractors, and competing priorities
  • Strong commercial acumen, including budget management and cost optimisation
  • Demonstrated experience driving operational performance and continuous improvement initiatives
  • Strong understanding of maintenance, asset management, and facilities operations
  • Excellent stakeholder engagement and influencing skills
  • Current driver's licence

Desirable

  • Trade or technical background, with progression into leadership roles
  • Experience within distribution centres, logistics, or high-volume operational environments
  • Relevant tertiary qualification in Facilities Management, Engineering, or a related field

Required Attributes

  • A confident and accountable leader who can take full ownership of site performance
  • Highly organised, with the ability to manage complex, fast-moving operational environments
  • Commercially minded, with a strong focus on outcomes, efficiency, and value
  • A strong communicator who can influence and build relationships at all levels
  • A proactive problem-solver with a continuous improvement mindset
  • Safety-led, with a deep commitment to risk management and compliance

What's on Offer

  • Full time permanent leadership role within a growing national organisation
  • Opportunity to lead a critical, high-impact Distribution Centre
  • Autonomy to drive performance, improvements, and outcomes
  • Supportive leadership team and strong organisational backing
  • Career progression opportunities within a large-scale FM business
