About the Role

Lead an established, well-balanced portfolio with medium complexity. As a Strata Manager within PICA's QBS Branch, you'll play a key role in supporting strata communities who rely on clear, confident guidance to stay compliant, financially healthy, and well-managed. In this role, you'll be the trusted point of accountability for a defined portfolio; supporting committees through governance decisions, financial planning, and day-to-day matters with calm authority.

This is a role for a Strata Manager who enjoys ownership, knows how to balance service with commercial judgment, and can guide clients through both routine matters and the occasional challenge with clarity and professionalism.

Responsibilities

  • Take full ownership of a structured portfolio and manage day-to-day operations confidently.
  • Provide clear legislative and governance advice that helps committees make informed decisions.
  • Lead well-prepared AGMs, EGMs, and committee meetings with professional communication.
  • Coordinate maintenance, planning, and operational workflows with a solutions-focused approach.
  • Partner with ASMs and internal teams to deliver consistent, high-quality service.
  • Maintain strong workflow management, accurate documentation, and system usage to maximise efficiency.

What You'll Bring

  • Proven experience managing a strata or body corporate portfolio, including meeting leadership and committee advisory.
  • Confident understanding of the BCCM Act and the ability to apply legislation to real scenarios with sound judgment.
  • Clear communication skills, particularly in sensitive or difficult situations.
  • Strong organisational and prioritisation skills.
  • Solid financial capability, including budgeting, levy planning, and explaining financial impacts clearly.
  • Proficient with strata technology and a discipline approach to notes, documentation, task management, etc.

  • Growth: Gain training and career path options across PICA Group.
  • Flexibility: Balance work and life with 50/50 hybrid options.
  • Challenge: A portfolio with depth.
  • Belonging: Join a supportive team where collaboration and relationships matter.
  • Giving Back: Protect people's homes and communities with the work you do.
  • PICA Perks: Discounts and wellbeing programs that support life inside and outside of work.
